With all the right circumstances, this home sold in 26 days!  What are all the right circumstances?  PRICE, CONDITION, LOCATION

1. Home was priced right:  In this market there is no sense in over-pricing a home, there is too much competition.  Which means if your home is over priced, it will look miniscule against the others in the same price range, versus looking the best in it's price range. 
2. Home was in good condition:  It is clean, well maintained, un-cluttered, etc.  This home isn't the most updated or the most modern, but with a good cleaning and lots of decluttering, the buyers are able to look past some of what the house may be lacking.  A clean, uncluttered house also makes it easier for the buyers to see potentially what it could look like with their own stuff in it.
This home was also in a good location:  Which always helps, but isn't something you can necessarily control.
