PRICE, CONDITION, LOCATION!

OK People, let’s get real! It's the same thing people have been saying for ages.... and guess what... IT STILL APPLYS!!!

These are the 3 things that will affect the sale of your home.  Let's talk about them in reverse ...

#1 Location. This is the one factor that you have no control over. Unless of course you are a buyer right now and you have ALL the control over it! When shopping for a home you must consider location! Even if the location is someplace that you and your family can handle but has a major downfall such as a busy road, backs up to the interstate, sits directly downwind of the dump, etc. (you get the point) then you should really think about one thing - and it is called resale. Now for you sellers who have already purchased this home you must make the next two factors sooo appealing that the buyer is willing to overlook the location.
#2 Condition. This is serious! Again THIS IS SERIOUS! You must vacuum, dust, sweep, mop, dust again, clean baseboards, clean fixtures, clean windows, paint, patch wholes, replace outdated hardware, replace outdated fixtures, replace burnt out light bulbs ... and so on and so on. For a list of things you should do before you sell email me, I have an awesome checklist and video! Staging is a major factor in today’s selling market. It is probably the single most important factor in selling your home. Decluttering and depersonalization is a must. It helps to have someone like your Realtor go through your home and give you suggestions. Sometimes it's hard to see what is wrong when you have decorated the house the way you like it. Selling your home is not an easy task, especially in this market. You cannot always sell your house the way you like to live in it. You might need to make adjustments and be willing to keep them up for a period of time while your home is on the market. Remember it's the long term goal you need to focus on not the short term satisfaction.

#3 Price. HAHA I mean PRICE! I know this is the single most important factor in the seller’s eyes. Well guess what! It is also the single most important factor in the buyer’s eyes! You better price it right or even a home in the best condition, located in a prime location will not sell. Consult your Realtor for comparable homes that have sold in the area. Do not consider your assessment as an accurate evaluation of your home. Assessments are outdated and most of the time they have inaccurate info about your home. If you price your house correctly in the beginning it will save you a lot of time and it will actually save you money in the long wrong. Call me for a free evaluation of your houses worth... So remember... PCL. It's not a magical formula. Just get the right Realtor who can be honest with you about these factors and your house WILL sell!
